Stranmillis Road Belfast

A crafted residential addition to an admired Belfast suburb.

We find working alongside developers who understand the details often leads to great results. SOTA Developments acquired several small sites in Belfast and Lisburn intending to build houses finished to a very high standard.
 
Stranmillis is one of South Belfast’s most charming neighbourhoods, situated beside the River Lagan. The development site was a prime location however lay derelict for a few years before SOTA purchased it.
 
REQA were enthusiastic about working in such an admired part of the city. The area is famous for Stranmillis teaching training college, Riddle Hall, the Lyric Theatre, Lyric Wood and the River Lagan, all attractive features for urban housing.

The private patio deck screened by the woodland and orientated to overlook the River Lagan.

Urban locations rarely have natural features to celebrate. This site had both patches of woodland and the River Lagan.

The site had historical planning approval, REQA undertook a feasibility study to suggest some variations to the original scheme. This exercise demonstrated how construction could be made simpler without compromising the original permission. The gains in doing so developed a more pragmatic approach and unlocked the potential of the site. A new planning application was made for a set of semi-detached houses, and approval was granted relatively quickly.
 
A woodland backdrop provided screening to the private patio gardens which are accessed through living spaces. The design championed the natural elements through the use of large window openings, particularly in living areas, to create a relationship with natural site features – a unique achievement in this urban context.
 
The site presented topographical challenges which we worked with to turn into an opportunity. The result is one of the houses had a submerged lower ground floor which opened out to a small garden area.  This required close coordination and problem solving with the structural and civil engineers to ensure both structure and drainage solutions were achievable.

Inside ⟶ Outside. The large living space sliding door provides access to the sheltered patio while framing the natural woodland beyond.

To all intents and purposes, the construction phase went smoothly for SOTA.  REQA’s appointment was primarily for obtaining Planning and Building Control approvals. Given the complexity of the site and the challenges it presents, we were always on hand to deal with any queries needing a design solution.
 
With developers, our remit can be expanded beyond design and construction delivery. REQA take pride in the range of our services, this project being a clear example. We work in the background to help formulate property promotional information for the Estate Agent to compile and distribute across the market. We use our expertise during the conveyancing of properties -preparation of lease and transfer maps being the example in this instance.

Using stone enhances the material palette and establishes a focal entrance to the home.

REQA consistently aim to be ready to help and progress schemes forward. We strive to ensure zero lag in the information or any of the processes we take responsibility for.  This ethos and attitude stood us in good stead with SOTA, who became a repeat client for the duration of their company’s activity.  Also, given the close working relationship, we were able to see inside the workings of an ambitious developer who wanted to provide an exceptionally high-quality product within the housing market.
